Mixed Experience-Comfortable Rooms, Exceptional Staff, but Uncharged Dining and Limited Activities
1. Rooms and Service The resort offers spacious, clean rooms that provide a comfortable stay, and like most Mexican resorts, the service truly stands out. The hardworking and kind staff always greet you with a warm smile, even with long hours and modest pay. Their dedication is admirable, and it’s why I always make a point to tip servers, waiters, cleaning staff, and bartenders. However, be prepared for some noise during your stay, as the walls are extremely thin, which can detract from the overall comfort. 2. Food and Dining The main buffet provides a good variety of tasty options, but the quality of food overall doesn’t impress. The resort has only four restaurants, and many items come with hefty upcharges despite being labeled as "All-Inclusive." $50–$100 for cheap wine $50–$100 for low-quality steak, even though it’s rated Angus or Wagyu The Thai restaurant is a disappointment, resembling a cheap Chinese buffet, while the steakhouse offers limited premium items that don’t justify the steep prices. 3. Activities and Amenities Like many hotels in Cancun's Hotel Zone, this resort is relatively small, meaning limited opportunities for walking and fewer activities. The lack of engaging amenities makes the experience feel underwhelming. Additionally, unlike other resorts, there are no snacks provided in the room, only drinks. 4. General Observations Having visited Cancun at least a dozen times, averaging three trips a year, we have a good sense of what to expect, and this resort fell short. While customer service and fast internet were highlights, the overall experience lacked value compared to other options. 5. Final Thoughts If you’re seeking a premium luxury experience, consider Fiesta Americana Coral Beach, though it may cost double. Overall, this resort feels more like a 3-star option. With limited amenities, high extra charges, and average food quality, it’s worth researching alternatives before booking. Avoid the vacation club offers—they're not worth your time.

Best place to vacation and celebrate milestone occasions!
Condesa was the best place ever to celebrate my mom’s 60th Bday! I had taken my parents back in 2019 and they fell in love with the place. Last year, I asked my mother if she wanted to travel for her 60th Bday and she requested to come back to Condesa. The staff are incredible and the resort is beautiful. We utilized a couple of paid services like a surprise floral arrangement in the room, a Moet ice champagne bottle, resort transportation, excursion planning and massages and it was in fact the best way my mother could spend her bday! I want to thank these staff members who made it special with their great customer service - Koraima Abigail at the taco restaurant - Cristal checkin concierge who helped me with the floral arrangement - Eladio for the Moët Ice champagne bottle - Noe & Erica for the relaxing massages - Jairo at the Mexican restaurant - Daniel in the Italian Restaurant -Edwin and Alejandro low pool area - Dulce room 287 cleaning lady, my mom was so happy with her cleaning services and that’s rare for my mom! - Andres & Manuel at Mexican restaurant making our last night special - Eduardo at the omelet station - Jose Angel accepting our bags during arrival and holding our bags while checkout - Patricia security check out making us feel going in and out of the resort.

Destination Wedding at Fiesta Americana Condesa
We recently had our Wedding at the Fiesta Americana Condesa Cancun. It was absolutely MAGICAL. Our planner, Cecilia, was wonderful and catered to our every need leading up to the wedding, the day of, and throughout our stay. We planned the whole thing in about 6 months and with Cecilia's help it turned out just how we had envisioned. The resort itself is beautiful, very clean and modern, and lots of great restaurants. Our favorite was the Thai restaurant, we ate there almost every day. The buffets were also great, my husband's Hispanic family said they had the best taco's there. The ceviche spot was another favorite of ours. All in all the food was delicious every place we tried. Our room for the wedding week was an ocean front suite. It was well stocked (mini bar, plenty of waters and towels), it was cleaned thoroughly every day and we even received a welcome decoration on the bed with hearts and two kissing people, made out of colored rice. It was really special. Our wedding was held at the Gazebo deck, right off the ocean with the absolutely stunning turquoise blue water in the background. Our wedding photos look like they're from a magazine! The entire day felt unreal with how beautifully the ceremony and reception were set up. The resort had fun activities every day, which was perfect for all my guests that stayed there for the wedding weekend. Being an all-inclusive resort, the drinks and food were endless, and very very good. We even used the room service a few times which they set up very nicely each time, with a vase of flowers. The spa is also great, we received massages on the beachside and the treatment included sauna, steam room, cold plunge and hot tub. We felt extremely taken care of the entire weekend and following the wedding. All and all, it was the perfect weekend, and we are so glad we decided on a destination wedding at the Fiesta Americana Condesa. Thanks again to Cecilia especially, and all the staff at the resort for making this the most memorable and fun week of our lives.

Excellent Customer Service!
Jose Dolores & Eladio made our experience at this resort a great one! They are very passionate about what they do and provide a top tier customer experience. Definitely recommend to ask for these two gentlemen. Huge shoutout to the staff that hosted our romantic dinner, they really exceeded our expectations. 10/10 recommend when visiting Cancun.

Family of 4 had a blast
We greatly enjoyed our stay. The location and property are ideallic. The staff are the best we've ever experienced. The only thing keeping it from 5 stars are just some minor details re: the room. Our favorite restaurant was the morning buffet. They call the restaurant Kalmia in the morning. Wow. You feel like a king. Every kind of fruit, yogurt, and topping you can imagine. The staff stood out all around. Everyone makes you fell well taken care of. In particular, I'd like to mention Eladio, the manager of the morning buffet. And Nayali, she is one of the greeters who takes you to your table. In just a few short days we felt like they were friends. How many staff at a hotel do you remember? I think I might remember these two. They stood out that much. As for the rooms, they were more than fine. Excellent shower, plenty comfortable. My only nitpick is the walls and ceilings don't block out sound well. And the TV is a bit dated, the stations were grainy. It would have been nice to be able to cast from our phones but they didn't have that capability. But in the scheme of things, very minor. Considering everything else and the fact all the food is included with your stay, I imagine we will stay at this resort again on our next trip to cancun. Thank you Fiesta for everything.
